The median price fell while price per square foot rose, which can reflect a different mix of homes selling rather than lower values. A typical home sold in about 23 days at 100.2% of list, and Redfin rates the market very competitive.
Nearly 40% of homes closed above asking and about 31% saw a price drop, so pricing close to recent sales matters in both directions.

Explore by Square
The city counts more than 20 squares, and each one defines its own neighborhood with a distinct mix of housing and businesses. The eleven below show how they differ, with listings in the current inventory.
01
Red Line · Davis
Red Line service at Davis station, the 1914 Somerville Theatre, more than 200 businesses, and the Community Path suit buyers who want to walk everywhere. The area includes some of the city's priciest homes.
02
Green Line · Union Square
The Union Square Green Line station opened in March 2022, and Bow Market anchors a food, retail, and arts scene. Boynton Yards nearby has added life-science offices, and the surrounding streets stay primarily residential.
03
Orange Line · Assembly
The Orange Line's Assembly station serves Assembly Row, a 2014 riverfront district with shops, restaurants, a cinema, and newer apartment buildings beside the Mystic River.
04
Green Line · Gilman & Magoun
Aging triple-deckers sit beside restored homes on a roughly 120-foot hill. Foss Park lies at its base, and the Green Line's Gilman Square and Magoun Square stations are close by.
05
Green Line · Medford Branch
A small commercial pocket of local eateries, now on the Green Line's Medford branch since the Ball Square station opened in December 2022.
06
Green Line · Magoun
Broadway and Medford Street meet in this mixed-use business district between Ball Square and Winter Hill. The station sits about 0.3 miles south on Lowell Street, bus routes 80 and 89 pass through, and Trum Field is nearby.
07
Clarendon Hill · Near Red Line
Broadway, Holland, and Curtis streets meet on Clarendon Hill, about half a mile from Davis Square and the Red Line. Local eateries and shops serve the area, and Tufts is a short walk away.
08
Green Line · East Somerville
Broadway's restaurants and shops run through the city's densest and most diverse neighborhood, with East Somerville station (a second entrance opened in May 2025) and Sullivan Square nearby. Greek Revival and Italianate houses line streets such as Mt. Vernon and Perkins.
09
Historic Hill
Prospect Hill Park and its 1903 granite tower crown this hill, where the Grand Union Flag rose on January 1, 1776. Streets around it were built in the late 1800s.
10
Red Line · Davis & Porter
A ridge between Highland Avenue and Somerville Avenue, with Victorian, Italianate, and Queen Anne houses, many with views toward Cambridge and Boston, plus renovated triple-deckers sold as condos or single-family homes. Davis and Porter stations are both nearby.
11
Red Line · Commuter Rail
Porter Square straddles Somerville and Cambridge at Massachusetts Avenue and Somerville Avenue, with Red Line and Fitchburg commuter rail service. Confirm the municipality at each address, since taxes, services, and parking rules differ.
For Buyers
Somerville has its own rules, and each one shows up in a listing.
01
Residents need a residential permit to park on the street in residential zones, and permit holders still compete for open spaces, so off-street parking adds value.
02
Turning rentals into condos falls under the condo conversion ordinance, updated October 1, 2025, with longer notice and higher tenant relocation payments, so confirm a condo is a lawful conversion.
03
Pre-1978 homes, including many older multi-unit houses, carry notification rules, and the Lead Law applies where a child under six lives.
04
The city adopts its exemption year by year, and FY2027 status stays unknown until December 2026, so ask the Assessing office which year applies to your purchase.
